Rent Collection and maintenance.
Again we find that local knowledge is essential
for success and when coupled with shop front exposure
in the same location as the property it becomes
a formidable marketing tool, some investment property
companies try to manage their portfolios
from a head office situated far from the majority
of their properties, this in our opinion does
not provide an effective management service, and
in most cases companies operating in this way
have far higher management fees and extra
costs than if a client were to go direct to the
local letting agent.
Local agents are far better placed to advertise,
tenant, and keep on top of the rent collection
for your property, thus giving less void periods,
and at the same time keeping arrears to a minimum.
